New home, real risks: a Royse City checklist
Walk through this list once a season. Each item is a common source of the damage calls we see in newer North Texas homes.
Supply lines and shut-off valves. Check under sinks, behind toilets, and at the washer and refrigerator. Know where your main water shut-off is before you need it.
Water heater. Look for rust or moisture around the base, wherever it's installed.
AC condensate line. In summer, make sure it drains freely. A clog can send water into the ceiling below the air handler.
Windows and doors. Open country around the edges of town lets spring winds push rain hard against the house. Watch for stains below window corners.
Exterior hose bibs and exposed pipes. Insulate them before a hard freeze. The February 2021 winter storm burst pipes in newer and older homes alike.
Smoke alarms. Test them monthly and keep a fire extinguisher in the kitchen.
When something goes wrong
Water damage. Our water damage restoration service removes standing water, finds hidden moisture with meters, dries the structure with commercial dehumidifiers and air movers, and handles repairs. If your home is still under a builder warranty, photos taken before cleanup help you document what happened.
Fire and smoke damage. If there's an active fire, call 911 first and get out. After officials release the property, fire and smoke damage restoration covers soot cleanup, odor removal, board-up, contents pack-out and cleaning, and repairs.
Mold. Mold can start growing within 24 to 48 hours if moisture isn't removed. Mold remediation includes inspection, containment, removal and prevention under Texas Department of Licensing and Regulation (TDLR) mold rules, with assessment and remediation done by separate licensed parties where the law requires it.
Storm damage. Hail and wind are a fact of life here. Storm damage restoration starts with roof tarping and board-up, followed by drying and repairs.
Why quick response pays off
Restoration is about catching damage before it spreads. Our team responds 24/7/365 and usually arrives on-site within about 45 minutes. Drying that starts early usually means fewer materials have to be removed. We document the damage from the first visit and can bill your insurance company directly when insurance is involved. You're responsible for your deductible.
Royse City FAQs
Do you serve the Collin and Hunt county parts of Royse City?
Yes. We serve all of Royse City and the 75189 area, no matter which county your address falls in.
My house is brand new. Can it really get mold?
Yes. Mold depends on moisture, not the age of the house. A slow leak or an AC overflow in a new home can lead to mold just as quickly as in an older one.
How much will restoration cost?
It depends on the type and extent of the damage, the size of the home and the services needed. We provide free estimates and explain what to expect before work begins.
Royse City has grown fast. New subdivisions keep filling in along I-30 east of Fate, and the city now reaches into three counties: Rockwall, Collin and Hunt. A lot of the homes here are only a few years old, and owners often assume a new house won't have water or mold problems. New construction helps, but it doesn't make a home waterproof. If something has already happened, call (469) 595-1661. We answer 24/7.
